What are home measurement services?

Measurement services are just what they sound like: An appraiser measures the dimensions and area of the property, then draws a basic or highly detailed layout based on your requirements. The appraiser's report and floorplan is a form that can be used to prove the precise Gross Living Area (GLA), the total livable space, of your home. These services are useful and often necessary when disputing property taxes or selling a property.

How do measurement services work?

During a floorplan service, a certified appraiser takes measurements of the home or property with a measuring tool — either a tape measure or laser measuring device. As they walk the property, they note the layout of the rooms and other features, like stairs, patios, and fireplaces. They might sketch out the property. Then, the appraiser types up a report and a more detailed floorplan showing the total square footage of the home and the overall layout. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When are floorplan services needed?

Challenging real estate taxes

Tax records often reflect the wrong square footage because the values can come from several sources, and occasionally go unproven — which means you may be paying for more space than you actually have! Unless a certified appraiser has executed a recent valuation or measurement service on your property (after any renovation that might have affected square footage), you'll need an appraiser to perform a home measurement service before attempting to challenge your taxes. An appraiser will establish the accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop overpaying.

Marketing a home or property

A floorplan service will secure fair market value for your property. Square footage is one of the biggest factors potential buyers look for when purchasing a house — but since square footage values are often estimated rather than properly measured, your property listing may reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially reduce the price of your home as well as the number of potential buyers. The only sure method of using an accurate GLA when listing your home or property is to reference a previous appraisal or measurement service completed by an appraiser (after any remodeling that might have affected square footage).

Material for real estate professionals

To ensure that your client's home closes at a price that properly reflects market value, we recommend requesting a measurement of the property. Your clients, and especially potential buyers, will be grateful for your attentiveness, and you can be certain that the GLA on your client's listing is a true representation of their home. A floorplan can also be a wonderful marketing tactic for attracting potential buyers since they can see the layout and details of the property before and after touring.
